Is it just me or does EXIT Realty work like a MLM scam? How is that legal?
Just to make it clear. I feel this way because they focus mainly on recruiting others (sponsoring) and on residual income. That is exactly what MLM companies focus on. It aounds like a complete pyramid scam.
I have been a part of the Exit Realty system for three years now and I can say that the "Exit Formula" is 100 percent legal and NOT a scam. Admittedly, I have seen some agents taking the whole sponsoring thing to the extreme, and that could cause a bad impression, but that does NOT speak for the validity of Exit. In a nutshell here is the deal. I hate to make this long, but I want to be sure the information is CLEAR!
(1) Exit Realty is a 10 year old, legitimate and respected real estate brokerage franchise. Just like ReMax, C21 or Keller Williams (which also has a residual component, but not as profitable as Exit), and licensed all over the USA. It’s tough to be a "scam" and still hold your brokerage licenses!
(2) Agents start out with a 70 / 30 split with the broker, and when the agent’s gross commissions hit 100K, the split then goes to 90 / 10 (with the broker keeping 10 percent). There are no "desk fees" or "admin fees". It’s a clean compensation plan for the agents
But there is the "residual component"
(3) IF an agent "sponsors" another agent into Exit Realty (with any Exit Brokerage in the US or Canada), the COMPANY will pay the "sponsor" a residual on the business created by the sponsored agent. This residual payment comes from the BROKER’S CUT … not the sponsored agent.
The "full time" recruiting agent gets 10% of the gross sales commission of recruits – OR
The "retired" recruiting agent gets 7% of the gross sales commission of recruits – OR
The heirs of a deceased recruiting agent gets 5% of the gross commission of recruits.
(All with a MAXIMUM of $10,000 per year … when the recruited agent hits the 90% commission level)
Last year I generated (part time) $20,000 in commissions from a few listings that I sold. BUT I also earned another $4500 from another agent that I sponsored into Exit (in another office) who LOVES the basic compensation plan with the brokerage.
This is not a scam or ponzi scheme – it’s a system where the company legally rewards agents for helping to grow the Exit brand.

I’m curious to see your answers, I am a real estate broker and I have wondered what the story is with EXIT. I know a local broker that went with them and thinks it’s a great deal.
I’m still independent, but I am looking at other options.
